Turnkey Tier 1 — The Rental
A guest-ready, camera-ready rental in six to eight weeks, for a controlled per-bedroom investment.
6–8 weeks from deposit

Turnkey Tier 2 — The Home
A fully custom home, designed and installed end to end. You arrive to made beds and coffee in the kitchen.
8–12 weeks from design approval

Turnkey Tier 3 — The Collector
A singular home built around commissioned work, curated art, and pieces with provenance. One or two projects a year.
Custom — typically 3 to 6 months
10–15% of construction cost, or $1,500–$2,500 USD monthly standalone
Project Shepherding — Bilingual Construction Oversight
Your eyes, voice, and taste on the construction site — weekly visits, weekly reports in English, mistakes caught before they set.
Duration of the build

Booking reserves your calendar and starts purchasing. Design approval releases orders. The last 10% is due on reveal day — when you are standing in the finished home.
One revision round
Included in every package and stated in every contract. It protects your timeline as much as our calendar. Additional rounds bill at $150 USD per hour.
USD, wired
You pay in dollars; we buy in pesos and refresh package pricing quarterly against the exchange rate. The number you approve is the number you pay.
